This new transit-oriented, five story low income senior housing project is located next the Sound Transit hub in the city center core of Federal Way. The design addresses this important location by presenting two glass towers defining the corners of the building and framing a central terraced courtyard that is both a resident and public amenity. Each face of the building is designed to address unique site conditions. For example, the south façade has sun shades to reduce solar gain and glare, the east side provides a semi public plaza and green roof space, while the west facing façade creates an edge for a public pedestrian lane adjacent concrete parking garage.
